Step-by-step buying guides

The full Florida process for a built home and for vacant land, written for first-time buyers.

  1. 01

    Establish your finances

Define your budget and how much cash you really have available. Review your credit report for free once every 12 months from the three main agencies at annualcreditreport.com, confirm the information is accurate and dispute any errors.

    • •Check whether you qualify for first-time buyer incentives or state assistance programs in your area
    • •Separate the money for the down payment from the money for closing costs
    • •Run the Home Affordability Calculator before browsing listings

  2. 02

    Get preapproved with a lender

Your lender determines how much you could receive as a mortgage loan by comparing your income against your debts. Shop several lenders and credit unions — this is one of the largest transactions of your life and small rate differences matter.

    • •W-2 forms
    • •Tax returns for the past two years
    • •Pay stubs and bank statements
    • •Debt reports (car loans, credit cards)
    • •Financial assets (401K, stocks, bonds)

! Preapproval usually uses a soft credit pull. Requirements such as minimum credit score and down payment vary by lender and loan program — FHA and conventional programs have different rules. Plan for closing costs of roughly 3–5% of the price, plus an escrow account for the first year of insurance, taxes and HOA.

  3. 03

    Choose the location

Consider proximity to work, schools and universities, school ratings in the area, commute times and your personal priorities for the neighborhood or community.

  4. 04

Work with your real estate agent

Your agent guides you through the whole purchase, answers your questions and keeps every step clear and transparent — acting as the bridge between you, the seller, the lender, the title company, the inspector and the appraiser.

! Under current regulations a written buyer representation agreement is signed up front, setting out how the agent is compensated. In many transactions the agent will negotiate for the seller to cover that compensation.

  5. 05

    Start searching for your property

Be clear about the type of property: house, townhome, lot or multifamily. Consider bedrooms, bathrooms, floors, pool, yard and parking, and the cities you are targeting such as Orlando, Kissimmee or Saint Cloud.

! The process commonly takes 30 to 60 days from going under contract to closing day.

  6. 06

    Submit the offer

When you find the right property you submit a written offer with proof of funds. Once accepted, the property goes under contract and you deliver the earnest money deposit, which is credited toward your total at closing. Start the loan approval process immediately.

  7. 07

    Appraisal and inspection

An appraisal confirms the price aligns with market value — commonly around $500, paid by the buyer as part of closing costs. Inspections happen during the inspection period; for new construction a blue-tape walkthrough confirms the home is delivered in proper condition.

    Final walkthrough and closing

The title company sets the closing date and location. At least three days before closing you receive the Clear to Close and the Closing Disclosure showing the final loan terms and costs, plus the ALTA Settlement Statement itemizing every dollar. You sign, funds transfer, the deed is recorded and you receive the property.

! Never send money using wire instructions received by email. Always confirm wire instructions verbally, directly with the title company.
